IT’S NOT LIKE you needed any more proof that the Australian housing market is one of the most unaffordable in the world. But in case you’d forgotten, a quick scan of current listings will certainly remind you of the fact.

With price guides stretching above the GDPs of small countries and expressions of interest flying in from around the globe, most of these properties are likely to be out of your price range. Still, it doesn’t hurt to have something to aspire to, or to see how the one per cent lives. But let it be known that these homes are status symbols as much as they are residences, and that sometimes a house is more than just a place to live.

Here, we take a state-by-state look at the most expensive properties in Australia right now.

The most expensive properties in Sydney for 2025

38 Vaucluse Road, Vaucluse

Price: $55 million

Set on Sydney Harbour’s most coveted piece of headland, this harbourside estate sold for $55 million back in June. But for an asking price like that, you’d think the previous owners would’ve done a deeper clean before taking photos for the listing. Seriously, we’re not imagining the mould on that balcony, right? But let’s be real, the new owners didn’t take out such a ludicrous mortgage because they admired the cleanliness of the decor; they did it because this piece of real estate has perhaps the best view of the harbour in the whole city. Knock it to the ground and rebuild, we say.

‘Rockleigh’ 122 Wolseley Road, Point Piper

Price: $80 million

This Point Piper mansion (dubbed ‘Rockleigh’) has one pretty distinctive feature: its entire exterior is painted pale pink. Remarkably, the previous owners bought Rockleigh for just $325,000 in 1977. Positioned on one of the most elite stretches of coastline in the world, Rockleigh has views to die for. Pity they didn’t think to add that to the listing but we guess it was a case if IYKYK kind of sale.

3a Buckhurst Avenue, Point Piper

Price: $60 million

This slice of beach on Sydney’s harbour doesn’t come cheap. This four-bedroom, five-bathroom house in Point Piper has 20 metres of absolute frontage on Seven Shillings Beach, complete with Sydney Harbour views. New Year’s Eve kick-ons, anyone? The minimalist design was formulated by luminary architecture firm Jamisa, with glass walls creating a seamless indoor-outdoor flow.

Cranlana estate, 62 Clendon Road, Toorak

Price: $96-$105 million

The 1.1 hectare, eight-bedroom, nine-bathroom Cranlana estate is owned by the family behind retail giant Myer. It’s Toorak’s largest private landholding and has been on the market since October of 2024. Perhaps the reason it isn’t selling very quickly is because no one in Melbourne can stump up the $100 million asking price, which will break Victoria’s property record if sold.

58 Hopetoun Road, Toorak

Price: $55 million

The owners of this five-bedder in leafy Toorak are hoping to sell for more than $50 million – another bargain! The house was designed by renowned mid-century modernist architect Theodore Berman and is set upon a sprawling 6,000 square meter estate that includes botanical gardens, lawns a court and a pool. Of course, a big reason for the high price point is the location on Hopetoun Road, one of Melbourne’s most coveted and tightly-held boulevards.

30 Melaleuca Drive, Hamilton Island

Price: $20 million

Nicknamed The Glasshouse for obvious reasons, this is an exhibitionist’s dream home. Thankfully, neighbours are few and far between and plenty of greenery obscures most of the proeprty’s inner workings. With seven bedrooms and six bathrooms, this tropical, modernist masterpiece is guiding around $20 million. Perched above the Whitsundays, it offers a private resort lifestyle with panoramic views, an infinity pool and a design that blends with the island surrounds. No surprise it’ll fetch a high price.

71 Wyuna Drive, Noosaville

Price: $18.25 million

Casa Luca, or House of Light, is set on a coveted stretch of the Noosa River. With four bedrooms and bathrooms, the residence is also guiding for close to $20 million. Its contemporary architecture, which includes Egyptian limestone, engineered oak, boat mooring facilities and lifestyle-focused design (ideal if you like spending time on the water), places it among Queensland’s most sought-after waterfront homes.

The Warnham, 101/110 Marine Parade, Cottesloe

The Warnham on Cottesloe’s beachfront encompasses eight luxury apartments, two of which are up for sale. A blue ribbon address if there ever was one, The Warnham’s recently completed two-bedroom apartments are expected to fetch up to $25 million.

28 Irvine Street, Peppermint Grove

Price $10.8 million

Ask any Perth native and they’ll tell you – money seems to grow on trees in Peppermint Grove. And it would have to, considering the sale price of the properties there. Selling for more than $10 million earlier this year, this heritage residence offers character and charm in one of Perth’s most desirable suburbs. Its blend of Federation-era architecture and modern updates made it a rare opportunity on the WA market, and it’s hard to argue against its prime positioning midway between Cottesloe Beach and the Esplanade’s waterfront on the Swan River.

This beach-adjacent residence is pushing Adelaide’s market into new territory. Its sleek design and Gulf St Vincent views make it the state’s standout prestige listing. Plus, one key feature means it upholds the stereotype of luxury houses having a tennis court. Doesn’t look like much tennis has been played on it, though.

This Spanish mission-style mansion is guiding over $4 million. A Hobart landmark, it combines heritage grandeur with views of the River Derwent and Mount Wellington. A contemporary renovation recently gave the home a touch-up, but the new design still respects the original 1930s features.
